Tenancy rules have changed, the sales market is slower and borrowing costs more. A well run short let gives you flexibility, keeps your home in excellent condition and keeps income coming in.
A FRESH LOOK AT YOUR PROPERTY
The landlord landscape has changed. Your options have too.
Many landlords are rethinking how they use their property. Here is what has changed, and how a short let can help.
01
Tenancy rules have changed.
Since 1 May 2026, tenancies in England roll on with no fixed end date, and getting a property back needs a valid legal reason and, if it comes to it, the court process.
Our answer: a short let has no sitting tenant and no lengthy possession process. Guests stay, check out and the home is ready for the next booking.
02
Selling is taking longer.
Buyers are cautious and many homes take longer to sell.
Our answer: while your home is on the market it stays well maintained and well presented, you keep full access to it, with viewings planned around guest stays, and paying guests keep income coming in.
03
Private landlords are being squeezed.
Landlords who own in their own name, rather than through a company, face the Renters' Rights Act, limits on mortgage interest tax relief, local licensing schemes and higher energy efficiency targets ahead.
Our answer: one experienced team runs your property day to day, keeps it to a high standard and keeps you informed, so the work does not land on you.
04
Borrowing costs more.
Mortgage rates have risen, and monthly payments are higher for many owners.
Our answer: guest income helps you keep paying the mortgage. That matters most when you do not live in the property, for example an empty home, a second home or a home you have moved away from.
This is general information, not legal, tax or financial advice.
Short lets still need lender, lease, insurance and local permissions where required. Tax, licensing and energy obligations still need to be considered.

DIY and maintenance jobs.
Small jobs are spotted, reported and arranged quickly, before they become problems.
Guest complaints.
We answer guest questions and deal with any issue, before, during and after each stay.
Staying competitive.
We review pricing against the local market, so your home is priced to fill.
Corporate outreach.
We market to businesses that need staff accommodation, to bring in longer and midweek bookings.
Your property is not tied up in a long tenancy, so your plans can change when you need them to.
Guests pay upfront.
Every stay is paid for before the guest arrives, so there are no rent arrears to chase.
No sitting tenant.
No sitting tenant and no lengthy possession process when you want your property back.
Kept immaculate.
Your home is cleaned and checked between every stay, so it stays in excellent condition.
Income while you sell.
In a slow sales market, a short let can bring in income while your property is on the market, and you keep full access for viewings.
Help with the mortgage.
Guest income helps you keep paying the mortgage, especially on a home you do not live in.
How we review your property
1
Tell us about your property.
Share the address, bedrooms, current use and your goals, then book a call at a time that suits you.
2
Suitability check.
We check the lease, mortgage terms, building rules and local registration or licensing requirements before anything else.
3
Market and earnings review.
We compare similar homes nearby on nightly rate, occupancy and the seasons, and set them against your long let rent.
4
Your property review pack.
A written pack showing the gross figure, the net figure and your long let rent side by side, with setup costs, our fees and any recommended improvements.
5
Setup, launch and monthly reporting.
Photography, listing and pricing, then a clear statement every month.
What could your property earn?
In the right London location, a well run short let can earn up to around twice the long let rent in gross booking income. Fees, running costs and quieter winter months mean the amount you keep is lower, so every property review shows the gross figure, the net figure and your long let rent side by side. Figures are estimates, not a promise of income.
How the money works
Simple and open. Here is what happens to every booking.
A guest books.
The guest pays the nightly price plus a cleaning fee, upfront.
Airbnb's fee comes off.
The booking platform takes its own host fee first.
Our management fee.
Dynasty's fee is 15% of the nightly income after Airbnb's fee. We never charge our fee on the cleaning fee.
Cleaning is covered.
The guest cleaning fee pays for the clean and fresh linen after the stay.
You are paid.
Your payout arrives with a clear monthly statement showing every booking, every fee and every cost.
Where we market your home
We list your home where guests are searching, and keep every calendar in step so there are no double bookings.
Airbnb, Booking.com and Vrbo are trademarks of their respective owners. Dynasty Accommodations is not affiliated with, or endorsed by, any of them.
Listed and run on our own account
We set up and manage every listing under Dynasty Accommodations' own Airbnb account. The listing, its reviews and its performance data belong to Dynasty's account. Our name is on every stay, so our standards are on the line every time.
A management contract is in place between you and Dynasty. If you would like us to stop managing your property, you can give notice under that contract, and Dynasty will then begin marketing the property itself.
